Our Comprehensive Services for Property Owners
Tenant Placement Services
- MLS Listing: Your property will be listed in the Multiple Listing System, making it accessible to all licensed Maryland Real Estate Agents and featured on platforms like Zillow, Trulia, and Realtor.com.
- Screening Process: We conduct credit and criminal background checks through Experian/Equifax, verify employment and income, and obtain past rental history if applicable.
- Lease Management: We explain the lease terms and handle the signing process, including collecting and depositing security deposits.
- Property Inspection: We perform a thorough inspection on move-in day, recording results on a comprehensive 6-page sheet and taking digital photos of any discrepancies.
Cost: 100% of one month’s rent, payable after the tenant moves in.
Full Property Management Services
Includes all tenant placement services, plus:
- Rent Collection: We handle rent collection, offering online payment options for tenant convenience.
- Owner Payments: ACH deposits to owners by the 12th day of each month, accompanied by a detailed monthly statement (subject to tenant payment receipt).
- Tenant Communication: We manage all tenant inquiries and coordinate maintenance or repairs with both tenants and contractors.
- Property Inspections: We conduct bi-annual property inspections and a final move-out inspection.
- Security Deposit Management: Disbursement of security deposit funds in accordance with Maryland law.
- Legal Support: Court filings and appearances on behalf of owners at no additional fee.
- Year-End Reports: Detailed year-end reports for tax and accounting purposes.
Cost: 100% of one month’s rent, payable after the tenant moves in, followed by a fee of 10% of one month’s rent each subsequent month (no hidden fees).
