The best thing to happen in the real estate industry in recent years is the "Buyer's Agent". For years real estate agents have only represented the seller, with no regard to the buyer's interests. A buyer can now enter into a written contract with an exclusive Buyer's Agent. That agent represents the buyer in locating property to purchase, assists in evaluating the properties, prepares offers, and negotiates in the best interests of the buyer. The agent's fee is paid in accordance to the written agreement between the agent and the buyer.
Note: The fees are typically paid for by the seller, as part of the listing agreement between the seller and the seller's agent. If you as a buyer wish to have an agent represent you exclusively, you must enter into a written buyer agency agreement.
